Agreed, our analysis also only presents an opinion on the supply side (that being that supply will be partly constrained by low rate mortgage holders), but there are many other variables at play.

Other factors can affect supply, such as more home building, especially in low regulation states like Texas.

Also, demand will also be much less, due to high rates. It's unclear if the lowered supply from people holding on to low-rate mortgages is enough to offset the other factors holistically.
